Terms & Conditions

1. Other works not mentioned above will be consider as variation order.
2. The quote above are not inclusive of LED lightings and any works associated with LED lightings.
3. All Contractors shall be granted access to the property at all times.
4. There shall no retention of payment at any amount unconditionally.
5. The works are subject to normal working days and hours, no overtime / night works.
6. The above does not include temporary services : electricity/water/sanitary supplies & facilities.
7. The above does not include electrical & mechanical fixtures & fittings, sanitaryware fixtures & fittings.
8. The above does not include vibration, noise and instrumentation works.
9. The above does not include any form of testing & commissioning or qualified person endorsements unless stated so.
10. The contractor reserve all rights to remove fee of charge items without prior notice.
11. The contractor may halt the works if payment was not done base on the payment structure and invoice.
12. Timeline of completion are also subjected to forseeable and unforseeable fabrication schedule of factory suppliers.
13. Timeline of completed are subjected to foreseable and unforeseen circumstance.
14. Specifications of the works and materials may be subjected to changes due to circumstances.
15. The contractor reserve all ownership rights to the products until the full contract sum was paid.
16. All hinges, tracks, ironmongery in relation to carpentry works are standard in-house brand propose by carpenter.
17. The interior carcass of the carpentry works shall be white in color PVC sheet.
18. The interior joinery / hinges / iron-mongery shall be normal specification unless stated otherwise.
19. The Tenant shall indemnify in full to the contractors in regards to any damages and matters in pertinence to this property.
20. Novation, removal of work scope or Omission of Works shall not exceed 0.5% of contract sum.
21. 14 working days shall be granted to the contractor to recalibrate the works and planning upon confirmations of any variation and changes in design materials or any form of changes by the owner.
22. Payment Structure

a) Deposit Payment – 35% upon confirmation of quotation/work order.

b) 1st Progress Claim – 35% upon progress of works.

c) 2nd Progress Claim – 30% upon completion of works.

The payment structure may be adjusted upon mutual agreement in writing between both parties.

Maintenance and Servicing Agreement

This Agreement is made between the Client and QUADCORE ENGINEERING PTE LTD having its office at 30 Defu Lane 10 #02-122, Singapore 539211, hereinafter called “The Contractor”.

This Contract covers the maintenance and servicing of the system and services in respect of the premises stated in this Agreement and upon the terms and conditions herein expressed.
The Client shall pay the contract sum in accordance with the services rendered herein. All amounts stated in this Contract are exclusive of Goods and Services Tax (“GST”), unless otherwise stated.
The Client undertakes that during the period of this contract or any renewal thereof, no person other than the Contractor’s duly authorised worker or contractor shall carry out work on the system without prior permission from the Contractor.
All replacement parts, consumables, expandable materials, repair works, and additional services not expressly included in this Contract shall be chargeable and invoiced separately.
Any additional service, maintenance, repair, testing, authority inspection attendance, or works requested by the Client and not covered under this Contract may be carried out upon the Client’s authorisation and invoiced at the Contractor’s prevailing rates.
The Contractor shall provide relevant insurance coverage for workers deployed to the premises, subject to the terms and limits of the policies held by the Contractor.
This Agreement shall commence from the selected start date and shall remain effective until the selected end date.
This Contract constitutes the entire agreement between the Contractor and the Client in respect of the services to the premises. No representation or statement not expressly stated herein shall be binding on the Contractor.
